Design Highlights
These guidelines, which are administered by the Mauna Lani Resort Design Committee, are intended to protect unique features of each lot and interests of all homeowners.
- Owner must comply with a design review process specified by the master developer.
- Residence must be designed by an architect registered in Hawaii.
- Setbacks and building envelope designations have been established to preserve view corridors, for golf safety, and other site planning criteria.
- Swimming pools are allowed but tennis courts are not.
- Maximum building height for any single story residence shall be 16 feet. Two story dwellings not exceeding 26 feet are permitted on lots 1,2,5,6,7,13 and 18 only.
- 50% of the lot shall remain in open space. Interior living area, not including lanais, patios, or garages shall be a minimum of 2,500 square feet.
- Exterior walls and finishes, roof design and materials, exterior colors and finishes, fencing, and landscaping must be approved by the Design Review Committee.
- Construction regulations shall be enforced during the construction period on each lot. Once construction begins, it shall be completed within one year.
